What causes most roof repairs in Columbia right now?
Lately it is wind and trees more than hail. On Easter Sunday, April 20, 2025, an EF-1 tornado tracked from Rangeline Road past Albert-Oakland Park and across Highway 63. On May 18, 2026, Columbia Regional Airport measured an 82 mph gust as trees and power lines came down around town.
A heavy limb can crack shingles or puncture the deck, and wind lifts shingles along ridges and edges first. After a windstorm, look for shingles in the yard, scrapes where branches touch the roof and granules collecting at the downspouts. Trimming branches that hang over the roof before storm season prevents many of these calls.
Is a repair different on an older house near campus?
Yes, the focus shifts with the age of the house. About a third of Columbia homes were built before 1980, many near campus and downtown, where East Campus and West Broadway are National Register historic districts. On those homes we check for extra shingle layers, worn decking and weak attic ventilation before recommending a fix.
On the 39% of Columbia homes built since 2000, repairs are more often storm wear, or a sign the original roof is nearing its first replacement. If the inspection shows the roof is near the end of its life, we will show you the evidence and price both options, including a full replacement.
Do I need a permit for roof work in Columbia?
For a re-roof inside city limits, yes. Columbia lists re-roofing as a typical use of its Residential Alteration Permit, which a licensed contractor or an owner-occupant can pull, and the city builds to the 2024 International Building Codes. If you are unsure about your job, call Building and Site Development at 573-874-7474.
Homes outside city limits, such as those in unincorporated Boone County, follow county rules instead, so check with the county before work starts.
I own a rental in Columbia. How should I handle roof repairs?
Plan on a check after every major storm, and keep the dated photos. Fewer than half of Columbia homes are owner-occupied, so many roofs belong to landlords who do not live under them. Tenants in older rentals often miss a slow leak until a ceiling stains, which turns a small repair into drywall work.
Has hail caused roof damage in Columbia?
Yes. The NOAA storm record shows baseball-size hail across north Columbia along I-70 on September 7, 2012, and again across town on April 17, 2013. On March 31, 2023, two storms dropped hail up to two inches across the metro, damaging siding on numerous homes. Hail damage often does not show from the street.
If an inspection finds hail damage, we document it and help with the claim. See our storm damage restoration page for how that works.
