Multi-building Strip Mall | Columbia, MO

This was a three-building commercial roof replacement in Columbia, Missouri — an office and retail complex totaling over 37,000 square feet of roof area. Every building got a full tear-off down to the deck, removing the existing single-ply membrane, fiberboard, foam insulation, flashings, gutters, and downspouts before starting fresh.

Our crew installed ISO insulation board across all three structures with enhanced mechanical fastening at the perimeters for wind uplift resistance, then fully adhered a new 60mil Elevate (formerly Firestone) smooth TPO membrane in white. Every seam was cleaned with Elevate’s membrane cleaner and sealed, and all parapet walls received fully adhered TPO coverage. HVAC curbs got new counter flashing, existing turbine vents were removed and sealed watertight, and all 115 penetrations across the three roofs were flashed with Elevate pipe boots.

One of the biggest challenges on a project like this is keeping the buildings operational. All three were occupied throughout the entire project — tenants coming and going, businesses running as usual. Our crew performed nightly tie-ins after every work day to ensure no water entered any of the buildings overnight. That kind of coordination is what separates a commercial reroof from a residential one.
