High wind exposure on the Versailles prairie
Versailles homes are exposed to intense straight-line winds moving across the open prairie. These gusts frequently lift shingle edges and stress the roof’s perimeter, allowing driving rain to penetrate the underlayment and cause structural rot that often remains hidden until a major leak occurs.

Roofing in Versailles: what local homeowners should know
Versailles is the Morgan County seat, and its houses are older than most people expect for the Lake area. The Census Bureau puts the median year built for homes in the city at 1971. Across Morgan County as a whole it’s 1983, because so many lake homes went up later. Versailles is also a year-round town: the Census counts almost no seasonal homes inside city limits, while about 37% of homes countywide are seasonal.
What does that mean for your roof?
- Look under the shingles, not just at them. On a house built around 1970, the roof you see may be the second or third one. Ask whether old layers will be torn off, and have the roof decking checked for soft spots before new shingles go on.
- Ask about attic ventilation. On an older house, check that the attic has enough intake and exhaust vents. Poor airflow shortens shingle life and can cause winter condensation.
- Plan for wind as much as hail. Versailles sits on a ridge at about 997 feet. NOAA’s storm records show 30 severe wind reports and 27 hail reports tied to Versailles since 2000. On May 18, 2004, storm gusts partially blew the roof off a frame house in town. The National Weather Service says hail over 2 inches is most common here from April through June.
- Move the water away. Heavy rain has flooded streets in Versailles more than once. In May 1995 flooding in and near town washed out low bridges, and in April 2001 isolated totals near Versailles hit 4 inches. Gutters sized for the roof and downspouts that carry water away from the foundation help protect older basements and crawlspaces.
- Snow is light, heat is not. Normal snowfall in Versailles is only about 5.6 inches a year, but summers average around nine days at 95°F or hotter, which bakes an unvented attic.

FAQ
My house was built in the 1960s or ’70s. Should I expect extra work on a roof replacement? Possibly. Older Versailles homes may have more than one layer of shingles, older decking, or limited attic ventilation. A good inspection should tell you, before you sign, whether tear-off, decking repairs, or added vents are likely, and how they’re priced.
When is hail season in Morgan County? The National Weather Service says hail larger than 2 inches is most common from April through June. It’s a good idea to have your roof checked after any spring storm that drops hail, even if you can’t see damage from the ground.
